Why Memorial homes are due — and overdue — for repiping
Memorial isn’t one neighborhood — it’s a corridor. The six Memorial Villages (Hedwig, Hunters Creek, Piney Point, Bunker Hill, Hilshire, Spring Valley), Memorial West along the Energy Corridor, the Spring Branch overlap, and the Memorial Drive corridor all sit under one name. The houses span seven decades, and so do their pipes.
A 1950s ranch in Hunters Creek, a 1985 expansion off Memorial Drive, and a 2005 teardown in Bunker Hill can all sit on the same block — and each has a different pipe story. We’ve repiped 74 Memorial homes across all four ZIPs (77024, 77043, 77055, 77079).
The 1950s–’65 originals
Built with the old metal pipe that was standard at the time. After 60-plus years, the inside is rust scale, water pressure is dropping, and pinhole leaks behind walls become routine. Most common in original Memorial Villages homes.
The ’65–’80 copper era
Copper became standard. Houston’s slightly acidic water eats it from the inside over decades. These homes are leaking at fittings and where pipes pass through the slab — often without visible warning until a wall or floor stays damp.
The ’80–’95 additions
A type of plastic piping used in this era is known to fail — it was the subject of a major class-action settlement. Common in late-’80s Memorial additions and remodels. If your house got a bath or kitchen addition then, get it checked.
The 2000s teardowns
Newer Memorial homes are usually fine, but a few had rushed copper installs in aggressive remodels — and those are showing early failures from poor solder joints and substandard fittings. We see this more often than you’d think.
The point: in Memorial, you almost always have mixed materials in the same house — original pipe in some walls, ’80s plastic in the addition, patched copper in between. A whole-house repipe gives you one consistent, modern system covered by one warranty.
What we usually find on a Memorial job
After 74 Memorial repipes since 2022, patterns repeat:
Slab leaks are common
Memorial’s clay soil shifts with the seasons and stresses pipes that run through the slab. Most homes here are slab-on-grade. We reroute new lines through the attic and walls so they never touch the slab again.
Big trees, big roots
Memorial’s tree canopy means sewer-line root intrusion on top of supply-side issues. Many customers do a supply repipe and a sewer reroute on the same visit — one excavation, one drive, one warranty.
Bigger homes, bigger scope
Memorial homes are larger than the Houston average — more fixtures, more pipe, more drywall to repair. Most Memorial jobs run two days on-site, not one.
High-end finishes matter
We use thick-grade drywall patches, joint compound, and texture-matching before paint touch-up. We don’t leave a Memorial customer with crude patches that need to be redone by a contractor.
Six separate permit offices
If you’re in one of the Memorial Villages, your repipe permit isn’t a City of Houston permit. Each Village runs its own building department. We handle all six — see below.
Tankless upgrades are popular
A lot of Memorial customers take the opportunity to swap an old tank water heater for a modern tankless unit mounted in the attic. Frees up the closet space and pays back the upgrade in gas savings over time.
Memorial Villages permits — six separate cities, six separate inspections
If your Memorial home is in one of the six Memorial Villages, your whole-house repipe permit is not issued by the City of Houston. Each Village has its own building department, its own inspector, and its own process. A plumber who shows up in Hunters Creek with only a Houston permit gets stopped at the inspection.

The line running from the meter to the house was about 57 feet of the original metal pipe — the kind that’s rusting from the inside in most Memorial-era homes. The water heater was almost 30 years old. We replaced the entire supply line, swapped in a fresh tank water heater, and finished with full drywall repair and paint touch-up. Pre-site visit verified the main line before we started so there were no surprises.
Memorial Villages — 77024
2-story · 5 baths · 2-day install
A larger Memorial Villages home — five full bathrooms, four hose bibs around the property. The existing main was 55 feet of copper at the meter, in fine shape, so we kept it. The customer used the repipe as the moment to upgrade a 12-year-old tank water heater to a tankless unit mounted in the attic — frees up the closet, saves on gas long-term. Mid-job change order added two tub/shower valves and three vanity faucet installs. Full drywall repair and paint on a two-story footprint.
Memorial West / Energy Corridor — 77079
1-story · 2 baths · 1-day install
A smaller Energy Corridor home. The main line and water heater were both in good shape and the customer wanted to keep them — fair call, we did. Full interior repipe with new fixture stub-outs, plus a new hose bib stubbed out at the front of the home. Customer supplied their own master shower fixture, we installed it. One-day install with same-week scheduling.

How a Memorial repipe gets done in 1–2 days
Memorial homes are larger than Bellaire or West U, so most jobs run two days, not one.
Day 1 morning
Crew arrives 7:30 AM. Floor and furniture protection goes down before any tools come out.
Day 1 install
New lines run through the attic and second-story walls. The old pipes stay in place until the new system is pressure-tested. Most homes keep partial water service through Day 1.
Day 2 finish
Drywall patches, fixture reconnects, Village or Houston inspection, walkthrough. Crew on-site 7:30 AM to 5 PM. House is fully yours by end of day.
Paint touch-up
We leave primed, sanded patches ready for your painter. Most Memorial customers schedule painter touch-up the week after — we coordinate timing if it helps.
Common questions from Memorial homeowners
My house is in Hunters Creek (or Hedwig, Piney Point, etc.) — Houston permit or Village permit?
Village permit. Each of the six Memorial Villages runs its own building department, separate from City of Houston. We pull whichever one applies. If you live on Memorial Drive itself or in Memorial Bend / Memorial West / Briargrove / Spring Branch, that’s typically a City of Houston permit.
My older home has been added on to a couple of times — the plumbing is mixed. Is that a problem?
That’s the most common Memorial scenario. Original pipe in some walls, copper from a later update, ’80s plastic from a bathroom remodel. A whole-house repipe consolidates everything into one consistent modern system covered by a single 10-year labor warranty. Patching one section at a time costs more long-term and won’t be covered under one warranty.
HOA / deed restrictions — do they matter?
Memorial Villages and most Memorial subdivisions have deed restrictions, but our work is interior plumbing. No exterior changes. We don’t touch the slab, driveway, or landscaping. The only outside work is at the meter where the new line meets the city or village service line, and that’s treated as routine plumbing.
Will you match the wall texture in our Hedwig Village home?
Yes. We use thick-grade drywall patches and texture-match the surrounding wall (orange peel or knockdown). We don’t paint — we leave you with a primed, sanded patch ready for your painter or a touch-up roll. Most customers schedule painter touch-up the week after.
Why does Memorial cost more than Bellaire or Pearland?
Square footage. Memorial homes are bigger on average — more fixtures, more pipe, more drywall to patch. The per-square-foot rate is consistent across Houston, Memorial just has larger houses.
My slab leak got fixed last year — do I still need a whole-house repipe?
If your house is from the ’60s or ’70s and you’ve had a slab leak, the same pipe system is going to give you more leaks over time. We’ve worked with Memorial customers who patched several slab leaks before deciding to repipe. A repipe ends the cycle and gives you one warranty across the whole house.
Can you replace my water heater at the same time?
Yes. Many Memorial jobs include a water heater swap — either a like-for-like 40-gallon tank or an upgrade to a tankless unit mounted in the attic. The tankless adds to the job cost up front but frees up closet space and pays back in gas savings over time.
